Our property management staff makes weekly trips to each and every property, filling out property inspections reports to accurately and consistently document current conditions. From these weekly reports, agendas are created to continually take care of preventive maintenance as well as any issues that need resolved. ERS’s management style is hands-on. We feel that proper management requires a consistent physical presence.

ERS provides a team of skilled maintenance professionals as a value-added service to its owners and tenants. Our purchasing power and strong relationships with numerous vendors and suppliers are one of the ways we are able to operate more efficiently to the benefit of our managed properties. We are able to obtain favorable pricing for contract work due to our volume of business and trusted relationships with services such as janitorial, lawn care, landscaping, snow removal, remodeling and construction companies. The ERS management staff will regularly negotiate vendor contracts to continually retain the best pricing for the owner.

Through creating peace of mind, our 24-hour emergency answering service helps insure the highest level of tenant satisfaction and retention. 24 hours a day, 7 days a week our emergency answering service can be reached. A message will be dispatched to the appropriate person who will then, in turn handle the situation as needed.

Lease Administration & Renewals
ERS employs leasing agents who are specially trained in obtaining and retaining superior tenants to the benefit of both the owner and other tenants occupying the property. Our leasing team will work diligently with current tenants when their lease comes up for renewal to retain reliable tenants and prevent unneeded vacancy in the property.

If vacancy does exist in a property, our leasing agents are available to fill the vacant spots with the most fitting tenants for the property and location. All potential tenants are thoroughly screened; we want to place the most qualified tenants in your investment. The early personal contact with tenants establishes long lasting and honoring relationships. We manage all rent collections and ensure early detection and rapid remedial action for any late payments.

CAM Reconciliation, Property Tax Appeals & Legal Issues
Common area maintenance charges are an important and often complex part of property management. At the end of the year, our accounting staff prepares reconciliation for each tenant detailing actual cost vs. expense limits or base amounts.

As professional property managers, we also make it our business to stay up to date and knowledgeable of the landlord tenant laws. Our knowledge and timeliness in taking appropriate action provides the owner protection and reduces costs in damages, vacancy, and attorney fees.
